The Town's Rules Still Apply Here
The Town of Mount Pleasant requires a permit and business license for any short-term rental, caps the total number of permits issued town-wide, and excludes any neighborhood where HOA covenants already restrict short-term rental activity. Dunes West's gated status doesn't exempt it from this town-wide framework.
Verify the Covenant Directly, Not by Reputation
Dunes West's recorded Declaration governs rental activity community-wide, and any sub-HOA in the townhome and multifamily enclaves can layer on its own rules. Don't assume a gated golf community automatically restricts short-term rentals, or automatically allows them โ request the recorded Declaration and any board-adopted rental policy from the POA in writing before underwriting short-term income.
The 72-Day Ceiling Worth Knowing
If a property carries South Carolina's 4% legal-residence property tax ratio, that favorable rate is forfeited once the home is rented more than 72 days in a calendar year. That creates a practical cap on short-term rental activity for any owner who wants to preserve primary-residence tax treatment, separate from whatever the Town and the POA otherwise allow.
