Universal design and multigenerational flexibility also map cleanly onto the region's strong retiree and move-up buyer base. Quiet luxury and natural materials likewise suit the understated, craftsmanship-oriented aesthetic that's long defined the higher end of the Charleston market — this isn't really a new direction here so much as national trend coverage catching up to it.

What This Means If You're Building or Buying

Prioritize flexible, multi-use rooms over single-purpose spaces in your floor plan — this trend has enough momentum across major national builders that it's likely to matter for resale, not just personal preference. If evaluating a spec or production-built home, ask specifically about universal design features (zero-step entries, wider doorways) even if you don't need them today — they're increasingly expected rather than a specialty request.
