How Much Does It Cost to Sell a Home in South Carolina? Full Fee Breakdown

Most sellers focus on their list price and forget to plan for what actually leaves their pocket at closing. Knowing the real cost categories upfront makes for a much less stressful settlement statement.

Real Estate Commission Is the Largest Line Item

Commission is negotiated between you and your listing agent and typically covers both the listing and buyer's side of the transaction. It's the single biggest cost of selling, so understand exactly what you're paying for and what level of service and marketing it includes.

South Carolina Requires an Attorney at Closing

Unlike many states, South Carolina requires a licensed attorney to conduct the real estate closing. This attorney fee is a smaller cost than commission but is a required line item sellers should budget for, separate from any buyer-side attorney costs.

Deed Stamps and Recording Fees

South Carolina charges a deed recording fee on the sale price, customarily paid by the seller at closing. Your closing attorney will calculate the exact amount based on your final sale price.

Prorated Property Taxes and HOA Dues

You'll owe your share of the year's property taxes and any HOA dues up through your closing date, prorated and settled at the table. This isn't a new cost so much as a timing item, but it still affects your net check.

Repairs, Credits, and Concessions

Inspection-related repairs or credits, and any concessions negotiated to keep a deal together, are real costs that don't show up until you're under contract. Building a buffer into your net proceeds estimate for these items avoids an unpleasant surprise later.

Get a Real Net Sheet Before You List

A proper net proceeds estimate, run before you list rather than after you're under contract, lets you make an informed decision about price, timing, and whether selling makes sense right now. This is general education, not tax or legal advice — for numbers specific to your sale, talk to your closing attorney or a CPA.
