Foundation Waterproofing Best Practices for Coastal South Carolina Homes

Lowcountry foundations demand planning long before excavation begins. Soil and water table conditions vary lot to lot across Charleston, so a generic waterproofing spec rarely holds up. Getting the details right protects the structure and the buyer's confidence at closing.

Code Minimums Are Only the Starting Point

South Carolina's residential code requires a ground vapor retarder in crawl spaces and permits conditioned, encapsulated crawl spaces as a compliant alternative to venting. Neither addresses drainage layout, dehumidification sizing, or membrane selection in detail. Treat those as engineering decisions layered on top of, not equivalent to, minimum code.

Design Drainage to the Parcel, Not the Neighborhood

High water tables and moisture-retentive soils are a common driver of hydrostatic pressure on Charleston-area foundations, though conditions differ between filled lots and marsh-adjacent ones. Perimeter drainage, French drains included, remains the standard response. Order geotechnical data early so drainage design reflects the actual parcel, not assumption.

Sync Waterproofing With Flood-Zone Requirements

Much of Charleston sits within FEMA flood hazard zones, and the City reviews new construction against FEMA, ASCE 24, and state flood provisions. Council action has pushed lowest-floor elevations above base flood elevation, so confirm current freeboard figures with Building Inspections. Coastal permitting once under DHEC now runs through SC DES.
