How to Choose a Listing Agent in Charleston: Questions Every Seller Should Ask

Charleston has no shortage of agents willing to list your home, but experience, marketing capability, and negotiating skill vary widely. A short list of pointed questions will tell you more than any listing presentation.

Ask How They'll Price Your Home, and Why

Any agent can pull comps, but ask them to walk through their actual reasoning for a specific number rather than a broad range. An agent who can defend a price with real data is more likely to hold that price at the negotiating table later.

Ask to See Their Actual Marketing Plan, Not Just a Buzzword List

“Professional photography and social media” is table stakes, not a strategy. Ask for real examples of recent listings, how they were marketed, and what results followed, so you're evaluating execution rather than a generic pitch.

Ask About Their Track Record in Your Specific Price Point

An agent who does well with mid-market listings may not have the network or negotiating experience your price point requires, and vice versa. Ask how many transactions they've closed recently in a range similar to yours, not just their overall volume.

Ask Who Actually Handles Your Listing Day to Day

At larger teams, the person in the listing presentation isn't always the person answering your calls or hosting showings. Clarify upfront who you'll actually be working with throughout the process.

Ask How They Negotiate, Not Just How They List

Listing a home well is only half the job, the real value shows up during multiple-offer situations, inspection negotiations, and appraisal issues. Ask for a specific example of a deal they saved or improved through negotiation, not just a sale they closed.
