Nearly 650 entries and 225 award winners later, NAHB's Best in American Living Awards give a genuine read on where high-end residential design is headed nationally — and several of this year's winning trends are a natural fit for Charleston's luxury new-construction market.

Winning entries leaned heavily on nature-focused design — natural light, integrated plantings, and strong indoor-outdoor connection — alongside flexible, multi-use rooms rather than single-purpose spaces. On the exterior, dark finishes (black, charcoal, dark walnut) are replacing stark white, while interiors are trending toward warm neutrals and statement architectural details like arched doorways, vaulted ceilings, and bold entry doors.

Why This Fits Charleston

Indoor-outdoor connection and natural light aren't a trend here — they're a climate requirement, and Charleston's luxury builders have been leaning into deep porches, expansive rear glass, and outdoor living spaces for years. Dark exterior finishes read particularly well against Lowcountry landscaping and are already showing up on new custom builds on Daniel Island and in Mount Pleasant's higher-end communities. Flex spaces also map naturally onto how buyers here actually use a home — a study that converts to a guest suite, a bonus room that flexes between media and home gym.

What This Means If You're Planning a Custom Build

If resale value matters to your build, dark exterior accents and flexible-use rooms are a safer long-term bet than a highly specific single-purpose layout — both show up repeatedly across this year's national award winners, which tends to signal staying power rather than a passing trend. Budget conversations with your builder should treat statement architectural elements like vaulted ceilings and arched openings as a value-add worth prioritizing over less visible upgrades.
