Berkeley County's Luxury Market Has Separated From the Rest of Charleston
If you own or are pursuing a home above roughly $1.5 million in Berkeley County, understand this first: your market is not the market described in regional headlines. Daniel Island's median sale price reached $1,624,435 in the three months ending June 2026, up 8.3% year over year, per Redfin. Across the full Charleston Trident region that same summer, the median sat at $431,500 and the average sale price actually fell 2.4% year over year, per CTAR data as of August 2026. Same county, two entirely different pricing environments — and two different playbooks.
Key Takeaways
Luxury is outperforming, regionally and nationally. Daniel Island's median is up 8.3% (Redfin, June 2026); U.S. luxury prices rose 4.7% versus 1.5% for non-luxury (Redfin, May 2026).
The regional average is falling while the median rises. That is a mix shift at the top of the market, not a value decline.
Time is the real cost now. Daniel Island's median days on market reached 70, up a week from last year; region-wide it is 51 days.
Rates are drifting up, not down. The 30-year fixed averaged 6.76% as of September 10, 2026, versus 6.35% a year ago (Freddie Mac).

What the Regional Numbers Are Actually Telling You
Three figures from the August 2026 Charleston Trident report deserve attention together rather than separately. Median sale price rose 1.8% to $431,500. Average sale price fell 2.4% to $665,965. Closed sales rose 2.5% while new listings fell 4.6%.
A median that climbs while the average declines is not a market losing value. It is a market whose mix has changed — proportionally fewer very large sales pulling the average upward. Run the math and the region's premium ratio (average divided by median) compressed from roughly 1.61 a year ago to 1.54 today. The upper tier did not get cheaper. It got thinner in volume relative to the middle of the market, which is exactly what you would expect when financing costs climb and discretionary sellers stay put.
Days on market tells the same story from a different angle: 51 days region-wide, up 6.3%, with 95.8% of list price received. Sellers are still achieving strong prices. They are simply waiting longer to get them, and that wait is where carrying costs, insurance premiums and second-guessing do their damage.
Daniel Island's median sale price of $1,624,435 is nearly 3.8 times the Charleston Trident region-wide median of $431,500 — a gap that widened over the past year as luxury prices rose 8.3% while the regional average slipped 2.4%.

The Charleston Luxury Depth Test
Most luxury pricing errors in this market come from comping against the wrong universe. An owner in Daniel Island Park sees a headline about a $14.9 million deep-water listing on Captain's Island and quietly adds 10% to their own expectation. That listing tells you almost nothing about whether there is a buyer for a $2.4 million home on a marsh-front lot without a dock. Before setting a list price, run three checks.
Step 1 — Count the band, not the neighborhood
Take your realistic value and draw a window $250,000 above and below it. Count active listings and the last twelve months of closings inside that window only, in your submarket. Divide actives by average monthly closings. That is your true months of supply. Region-wide supply is 3.6 months; individual luxury bands frequently run three to four times that. A band carrying 12 months of supply is not a market where you test a number.
Step 2 — Check your submarket's premium ratio
Divide your submarket's average sale price by its median. Daniel Island runs far above the regional 1.54, which tells you the tail of very high sales is long and active — good news for a genuinely differentiated property, and a trap for an ordinary one, because the comps that set expectations are not comps at all. A high ratio means you must be honest about which side of the tail you are on.
Step 3 — Price to the band ceiling, not the outlier
Identify the highest verified closing in your band over the past twelve months and treat it as the ceiling, not the floor. In a 70-day market, the property that lists just under the band ceiling captures the buyers already shopping that range. The one that lists above it waits for a buyer to arrive.
Strategy for the Rest of 2026
If you are selling
New listings fell 4.6% year over year, which means the competition set this fall is smaller than usual. That is your advantage, and it expires in the spring when discretionary sellers return. Price inside the band on day one; the 95.8% list-to-sale ratio says correctly priced inventory is still transacting near ask. Also handle the coastal diligence buyers now ask for before writing: current elevation certificate, flood zone designation, wind mitigation documentation, and — on waterfront — the dock permit status and any OCRM critical line considerations. Producing those documents on request rather than in advance costs you days you cannot afford at 70 days on market.
If you are buying
Seventy days of market time is negotiating leverage that did not exist two years ago. On anything past 60 days, the conversation shifts from price to terms — closing timeline, repair credits, dock or pool allowances, rate buydown contributions. At 6.76% on the 30-year fixed, a seller-funded buydown often moves a payment further than an equivalent price reduction, and it is worth modeling both before you write. Confirm the numbers with your lender; every scenario is specific to the loan.
Berkeley County's Other Story: The Cainhoy Pipeline
Berkeley County's luxury tier does not exist in isolation. Immediately north of Daniel Island, the Cainhoy peninsula's Point Hope development covers roughly 9,000 acres, with close to half held as conservation and about 1,000 acres of parks and trails. Current Point Hope pricing generally runs $690,000 to $1.2 million, with a 55-and-over Del Webb section of roughly 767 homes below that.
For luxury owners on Daniel Island, this matters in two directions. The new supply sits well below the $1.5 million threshold, so it does not compete directly — but it delivers the rooftops, schools and Clements Ferry Road improvements that support values across the peninsula over a 20- to 30-year buildout. For developers and builders, the entitlement and stormwater realities on Cainhoy are unforgiving: wetlands delineation, tree mitigation, and elevation requirements drive site costs before a single slab is poured, and the corridor's infrastructure has historically lagged its housing approvals.

Frequently Asked Questions
Is now a good time to sell a luxury home on Daniel Island?
Conditions favor correctly priced sellers this fall. New listings are down 4.6% year over year, so competition is lighter than it will be in spring, and the sale-to-list ratio remains strong. Expect a longer marketing period than in 2023 and plan carrying costs accordingly.
Why is Daniel Island so much more expensive than the rest of Charleston?
Limited developable land, deep-water and marsh-front inventory, a master-planned street grid, and Berkeley County school assignment through the Philip Simmons complex all constrain supply against sustained demand. The result is a median roughly 3.8 times the regional figure.
What are mortgage rates doing right now?
The 30-year fixed averaged 6.76% for the week of September 10, 2026, up from 6.71% the prior week and 6.35% a year earlier, per Freddie Mac's Primary Mortgage Market Survey. The 15-year averaged 6.09%. Your actual rate depends on the loan; speak with a lender.
How long does it take to sell a $2 million home in Berkeley County?
Daniel Island's median days on market is 70, up seven days year over year. Properties priced above their band ceiling routinely take twice that. Run the Depth Test before listing rather than after a price reduction.
Is new construction in Berkeley County a better value than resale?
It depends on the site. New construction on the Cainhoy peninsula carries real development cost exposure — wetlands, stormwater detention, tree mitigation and elevation requirements — that is often invisible in a base price. Resale on Daniel Island carries no construction risk but competes in a tighter, higher band. The right answer comes from modeling both against your hold period.
What documents should a coastal seller have ready before listing?
Elevation certificate, flood zone designation, wind mitigation report, insurance history, survey, and for waterfront, dock permit status and critical line information. Having these in hand shortens diligence and protects your negotiating position.
