Beyond Town permitting fees, the ARB charges an application fee of $60 per 100 square feet of heated, covered, or screened space (minimum $3,000), plus a separate $7,500 property-owner deposit and $7,500 contractor deposit. Landscaping and irrigation must be budgeted at a minimum of 2% of total construction cost. None of this applies on Folly Beach, Isle of Palms, or Sullivan's Island.
