Cane Bay Plantation's Growth Story Keeps Playing Out — Without Buyers Losing Leverage
Families chasing lake amenities, resort-style pools, and a genuine sense of a still-growing community have kept Cane Bay Plantation near the top of Summerville-area searches for years. This year's countywide numbers show a market that's adding inventory fast, but not so fast that buyers are losing ground on price.
What's Actually Happening
Cane Bay Plantation doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. As one of the largest active master-planned communities feeding that countywide growth, Cane Bay is likely accounting for a substantial share of both the new listings and the closed sales.
Why Scale Hasn't Softened Pricing Here
Cane Bay Plantation is one of the largest single communities in the Charleston region, with multiple builders actively delivering new phases alongside a growing resale market. In a smaller or less amenity-rich community, that much new supply could easily outpace demand and pressure prices downward. Instead, countywide median pricing has essentially held flat even as new listings and closed sales both grew by double digits — a sign that Cane Bay's lake, pools, and trail system continue to pull in enough buyer demand to absorb its own rapid growth without meaningfully discounting.
What This Means If You're Buying or Selling
Buyers have real choice in Cane Bay right now, with multiple builders and neighborhoods actively competing for their business — worth comparing incentives and finished specs across a few phases before committing. Sellers of resale homes should lean on established landscaping, upgrades, and a finished yard as differentiators against new construction, while pricing in line with the county's essentially flat year-over-year values rather than expecting the rapid appreciation of a few years ago.
