Carolina Bay Buyers Are Getting a Rare Break on New-Construction Pricing

Buyers chasing a fresh, modern build in West Ashley have kept Carolina Bay near the top of their list since it broke ground near the Stono River — but the fear has always been that new construction here would only get pricier as the community fills in. This year, that fear hasn't played out. Instead, the broader West Ashley market has softened, and Carolina Bay's still-active building pipeline is delivering a better entry point than buyers might have expected.

What's Actually Happening

Carolina Bay doesn't have its own MLS area breakout, but the broader West Ashley (Areas 11 & 12) data — the market it sits within — reflects a clear cooling trend. Year-to-date through May 2026, new listings held flat at 623, closed sales fell 3.4% to 398, and median sales price dropped 4.3%, from $575,000 to $550,000. Average sales price declined 10.1% to $642,562, and days on market rose 25.0%, from 32 to 40. Sellers received 96.1% of original list price, down from 97.1% a year ago. For a still-building community like Carolina Bay, softer area-wide pricing often means builders and early resale sellers are adjusting more quickly to stay competitive, which can benefit buyers shopping active phases of new construction.

Why Active Build-Out Keeps Carolina Bay Responsive to the Market

Because Carolina Bay is still actively building rather than fully built out, its pricing tends to move with real-time market conditions more than an established resale neighborhood would — builders adjust incentives, finishes, and list prices phase by phase based on what's actually selling. With West Ashley overall showing softer prices and longer days on market this year, that responsiveness is working in buyers' favor: builders have real incentive to keep new phases moving rather than let inventory sit, and buyers are seeing that show up in better deals on new construction near the Stono River than they may have found a year or two ago.

Buyers wanting a modern, new-construction home in West Ashley should look closely at Carolina Bay's current offerings — softer area-wide pricing means builder incentives and negotiating room are likely more available than in recent years. Sellers of resale homes in Carolina Bay need to price competitively against active new-construction phases nearby, since builders adjusting quickly to market conditions can undercut resale sellers who hold firm on outdated pricing expectations.
