Crowfield Plantation's Golf-Course Value Proposition Still Holds Up
Buyers who want a mature, golf-course neighborhood with real trees and an established feel — at a fraction of what a comparable community closer to downtown would cost — have kept coming back to Crowfield Plantation. This year's data shows the broader Goose Creek market holding steady, which is good news for an established community that's never depended on rapid appreciation to make its case.
What's Actually Happening
Crowfield Plantation doesn't get its own single-neighborhood MLS breakout, so the closest available backdrop is the combined Goose Creek / Moncks Corner market (Areas 72, 73 & 74). Year-to-date through May 2026, new listings edged up 2.1%, from 2,005 to 2,047, while closed sales dipped 5.8%, from 1,398 to 1,317. Median sales price held essentially flat, up just 0.1% to $406,000, and average sales price eased 0.6% to $430,149. Days on market lengthened from 49 to 53, and sellers received 97.3% of original list price, roughly unchanged from 97.2% a year ago. For an established, largely built-out community like Crowfield, that broader stability translates into a predictable, low-drama resale market.
Why an Established Golf Community Ages Well
Crowfield Plantation's golf course, mature tree canopy, and decades of established landscaping give it a finished character that newer Berkeley County subdivisions simply haven't had time to develop yet. With the broader Goose Creek market showing only modest movement in either direction this year, Crowfield's value proposition — real trees, a working course, and an established HOA — remains one of the more compelling ways to buy into that stability without paying a premium for it.
