Del Webb at Cane Bay Keeps Drawing 55+ Buyers South — And Inventory Is Growing to Meet Them
Downsizing buyers looking for a genuine 55-and-better lifestyle — resort-style amenities, low-maintenance living, a built-in social calendar — have made Del Webb at Cane Bay one of the region's most active active-adult communities. This year's countywide data shows a Dorchester County market adding inventory quickly, and much of that supply is showing up in exactly this kind of growing, amenity-driven community.
What's Actually Happening
Del Webb at Cane Bay doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. As an actively building 55+ community within the larger Cane Bay development, Del Webb is likely a meaningful contributor to that countywide new-listing growth.

That focused appeal helps explain why countywide price growth staying essentially flat hasn't dented demand here: buyers who want exactly this lifestyle have few true substitutes for it within the Charleston region.

Buyers considering Del Webb should compare floor plans and lot premiums across active phases, since the community continues to add new inventory alongside a growing resale pool. Sellers should highlight low-maintenance features, single-level living, and proximity to the clubhouse and amenity center as the details that matter most to this buyer pool, pricing in line with the county's essentially flat year-over-year values.
