After a stretch where sellers held firm on peak pricing, the market has adjusted, and it's changing how quickly deals come together in this gated Arthur Hills-designed community.

Dunes West doesn't appear as its own MLS area, but the broader Upper Mount Pleasant (Area 41) data — the area it sits within — is instructive. Year-to-date through May 2026, median sales price in Area 41 fell 8.3%, from $1,055,000 to $967,500, and average sales price dipped 2.5% to $1,168,984. Closed sales declined 6.0%, from 332 to 312, and new listings edged down 1.9% to 524. Notably, days on market actually improved, falling from 46 to 40, and while sellers are receiving a bit less of their original asking price on average (96.7% versus 97.9% a year ago), homes are finding buyers faster than they did last year. That combination — lower prices, quicker sales — points to a market where accurate pricing from day one is winning out over testing the water.

What's changed is buyer expectations around price — move-up buyers who were priced out or hesitant during the hottest years are now finding room to act, and sellers who recognize that reality are pricing accordingly and closing faster as a result.
