Goose Creek Buyers Are Gaining a Little Breathing Room

Buyers who've been priced out of Mount Pleasant or West Ashley but still want an easy commute to the Charleston Naval Weapons Station, Boeing, and the North Charleston job corridor have long leaned on Goose Creek for genuine affordability. This year that affordability is holding steady, and a modest slowdown in sales pace is giving buyers a bit more room to negotiate than they've had in recent years.

What's Actually Happening

Goose Creek doesn't get its own single-neighborhood MLS breakout, so the closest available backdrop is the combined Goose Creek / Moncks Corner market (Areas 72, 73 & 74). Year-to-date through May 2026, new listings edged up 2.1%, from 2,005 to 2,047, while closed sales dipped 5.8%, from 1,398 to 1,317. Median sales price held essentially flat, up just 0.1% to $406,000, and average sales price eased 0.6% to $430,149. Days on market lengthened from 49 to 53, and sellers received 97.3% of original list price, roughly unchanged from 97.2% a year ago. This is a market holding its footing rather than one moving sharply in either direction.

Why Steady Beats Flashy in a Value Market

Goose Creek has never been a boom-and-bust market — its appeal has always been steady affordability and easy access to the region's major employers, not speculative appreciation. This year's numbers fit that pattern: modest new-listing growth, a slight pullback in closed sales, and pricing that's barely moved. For buyers, that stability means less risk of overpaying into a peak; for sellers, it means realistic expectations rather than chasing last year's fastest comps will move a home the quickest.

What This Means If You're Buying or Selling

Buyers should find a bit more negotiating room than in recent years, given the modest rise in days on market and the slight pullback in closed sales — this is a reasonable time to make a considered offer rather than rush. Sellers should price close to recent comparable sales rather than anticipate further appreciation, and can expect a steady, if slightly slower, path to a signed contract than they may have seen a year or two ago.
