Hanahan Has Far Less to Sell This Year — And Sellers Are Feeling It

Buyers who've circled Hanahan for its short commute to North Charleston, Daniel Island, and the Charleston Air Force Base have found a lot less to choose from this year. Closed sales have dropped sharply, but that's a supply story more than a demand story — the homes that are on the market are still holding their value.

What's Actually Happening

Hanahan (Area 71) single-family homes have seen a real pullback in activity this year. Year-to-date through May 2026, new listings fell 17.2%, from 134 to 111, and closed sales dropped sharply, down 42.3% from 123 to 71. Yet median sales price still rose 1.2% to $430,000, even as average sales price eased slightly, down 0.7% to $456,505. Days on market increased from 30 to 40, and sellers received 96.6% of original list price, down modestly from 97.4% a year ago. Fewer homes are changing hands, but the ones that do are still commanding solid pricing.

Why a Sharp Drop in Sales Isn't the Same as a Falling Market

A 42% drop in closed sales sounds dramatic, but paired with rising median price and only a modest slide in average sale price, the more accurate read is that Hanahan homeowners simply aren't listing as often this year — likely holding onto low-rate mortgages and a location that's hard to replace. With new listings also down double digits, the drop in closed sales largely mirrors a shrinking supply of homes to buy rather than buyers losing interest in the area. For a small, tightly-held community like Hanahan, that kind of owner reluctance to sell can matter more to the numbers than shifting demand.

What This Means If You're Buying or Selling

Buyers should expect a genuinely thin selection this year and should be ready to move quickly on well-priced listings, since inventory has contracted meaningfully from a year ago. Sellers are in a strong position — with fewer competing listings and median price still climbing, well-prepared homes should draw serious interest, even if the overall pace of transactions across Hanahan has slowed.
