Kiawah Island Buyers Are Taking Their Time — And Writing Bigger Checks When They Do
Kiawah Island has never been a fast-moving market, and this year that patient pace has only become more pronounced. Buyers are spending longer weighing their options before committing, but when they do sign, they're paying meaningfully more than they were a year ago.
What's Actually Happening
On Kiawah Island (Area 25), year-to-date through May 2026, new listings rose 8.4%, from 131 to 142, while closed sales slipped 6.1%, from 82 to 77. Median sales price climbed 9.8% to $2,225,000, and average sales price jumped 14.2% to $3,015,780. Days on market stretched from 62 to 89, and sellers received 93.8% of original list price, down from 95.1% a year ago. More inventory, fewer closings, longer decisions, and meaningfully higher prices paint a picture of a market that rewards patience on both sides of the table.
Why Longer Decisions and Higher Prices Aren't a Contradiction
Kiawah Island buyers are rarely shopping out of urgency — this is a considered purchase, often a second or third home, and that shows up in a longer days-on-market number. But the properties that do sell are increasingly weighted toward the island's higher end, which pulls both median and average price up even as the pace of transactions cools. Rising inventory gives buyers more to compare, but it hasn't translated into pricing leverage, since well-positioned oceanfront and marsh-view homes continue to command a premium regardless of how long they sit.
What This Means If You're Buying or Selling
Buyers should use the additional time on market to their advantage — with more inventory to compare and days on market stretching toward three months, there's room to be selective and negotiate on list-price homes rather than feeling rushed. Sellers should price realistically against true comparables rather than last year's numbers alone; the properties commanding this year's higher averages are typically the best-located, best-maintained homes, so condition and positioning matter more than ever to justify top-of-market pricing.
