Kiawah River Buyers Want the Resort Feel Without Leaving Johns Island — And They're Finding It

Move-up and second-home buyers who want marsh and river frontage, a working-farm aesthetic, and genuine architectural polish have increasingly landed on Kiawah River rather than crossing over to Kiawah Island itself. This year, that demand is playing out against a backdrop of real momentum across Johns Island as a whole — more listings, more sales, and rising prices across the broader market Kiawah River calls home.

What's Actually Happening

Kiawah River doesn't get broken out separately in the MLS reporting, but the broader Johns Island (Area 23) data — the market it sits within — shows strong, broad-based growth. Year-to-date through May 2026, new listings rose 9.2%, from 433 to 473, and closed sales climbed 7.7%, from 260 to 280. Median sales price increased 9.2%, from $664,000 to $725,000, and average sales price rose 10.5% to $890,312. Days on market lengthened from 46 to 52, and sellers received 96.4% of original list price, down slightly from 97.4% a year ago. As a premium, newer community within that broader footprint, Kiawah River is well positioned to be capturing more than its share of that price growth, given its distinct luxury waterfront positioning.

As overall Johns Island demand climbs, a community with this level of differentiation is well positioned to keep outperforming the average.

What This Means If You're Buying or Selling

Buyers interested in Kiawah River should expect to compete for waterfront and farm-adjacent lots, and should be prepared for continued price appreciation given the strength of the broader Johns Island market underpinning it. Sellers here are in a strong position to price at a premium relative to typical Johns Island comps, given the community's distinct design positioning, but should still track the broader area's rising days-on-market figure as a sign that buyers, while active, are taking a bit more time to decide.
