Legend Oaks Plantation Offers Golf-Course Living Without New-Construction Prices
Buyers who want mature trees, an established golf course, and a settled neighborhood feel — without paying new-construction prices for it — have long looked to Legend Oaks Plantation. This year's countywide data shows a Summerville-area market with plenty of new supply coming online, which only sharpens the appeal of an established community that already has its landscaping, its clubhouse, and its character in place.
What's Actually Happening
Legend Oaks Plantation doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. For an established golf-course community like Legend Oaks, that broader growth in supply is coming largely from newer developments rather than resale competition within the neighborhood itself.
Why Established Communities Compete Differently Than New Ones
Most of Dorchester County's new listing growth this year is coming from active master-planned communities still building out fresh phases. Legend Oaks isn't one of them — it's a mature, largely built-out neighborhood where inventory turns over through resales rather than new construction. That distinction matters: buyers who want a finished golf-course lot with real trees and an established HOA aren't really cross-shopping against a construction site, which helps explain why countywide price growth staying flat hasn't translated into discounting for well-kept homes here.
What This Means If You're Buying or Selling
Buyers who want an established golf-course setting without a new-construction premium should take a close look at Legend Oaks this year — the county's growing inventory is mostly happening elsewhere, not here. Sellers should highlight mature landscaping, course frontage, and finished upgrades as the selling points that new construction simply can't offer, while pricing in line with the county's flat year-over-year values rather than assuming rapid appreciation.
