Nexton Keeps Adding Inventory — And Buyers Keep Closing on It

Few communities in the Charleston region are growing as fast as Nexton, and the countywide numbers this year reflect exactly that kind of momentum. More new listings, more closed sales, and a market that's absorbing all of it without meaningful price erosion — this is what a well-run master-planned community looks like when demand keeps pace with its own growth.

What's Actually Happening

Nexton doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. As one of the county's largest active new-construction pipelines, Nexton is likely contributing a meaningful share of that new-listing growth.

Why a Growing Town Center Keeps Demand Ahead of Supply

Nexton's walkable town center, expanding medical and office campus, and steady rollout of new phases and builders give it a self-reinforcing draw that a typical subdivision doesn't have — people move here for the amenities and stay because the community keeps building out around them. That's a big part of why Dorchester County can absorb 16% more new listings and 18% more closed sales without median pricing giving up ground: much of that growth is happening inside communities like Nexton, where new phases are selling into genuine, ongoing demand rather than sitting as excess supply.

What This Means If You're Buying or Selling

Buyers considering Nexton should expect a genuine range of new-construction options across active phases, with builder incentives likely to vary phase by phase as the community continues its build-out — this is a market where shopping multiple builders pays off. Sellers of resale homes in Nexton should price competitively against nearby new-construction phases, since buyers comparing a resale listing to a brand-new home in the same amenity-rich community will weigh both closely before deciding.
