Ask a young buyer why they're looking at Park Circle instead of somewhere else in the metro and you'll get a version of the same answer: the breweries, the restaurants, the walkable circle-and-radial grid, and a wave of renovation and new construction that's made this one of the region's most in-demand addresses for people who want character without a peninsula price tag. That demand hasn't slowed in 2026, even as prices across the broader Charleston market have continued climbing.

Park Circle isn't broken out as its own MLS area in this report, so the closest available backdrop is the Charleston County overall market. Year-to-date through May 2026, new listings countywide rose 4.5%, from 3,788 to 3,960, and closed sales increased 1.6%, from 2,316 to 2,354. Median sales price rose 3.6%, from $691,808 to $716,500, and average sales price climbed 6.4% to $1,097,296. Days on market lengthened from 43 to 48, and sellers received 95.6% of original list price, down from 96.3% a year ago. As one of North Charleston's most in-demand pockets, Park Circle has been outperforming these countywide averages for years, and there's little in this data to suggest that demand is letting up.

Countywide appreciation trends this year suggest that spillover demand is likely to keep intensifying rather than easing.

This remains one of the metro's clearest examples of walkability and culture driving pricing power.
