Pine Forest Country Club Remains a Quiet Favorite as Summerville Grows Around It

While much of the Summerville area's growth is happening in newer master-planned communities further out, Pine Forest Country Club continues to draw buyers who want an established, tree-lined neighborhood built around a working golf course, close to everything the Historic District has to offer. This year's countywide data shows plenty of new competition coming online — which makes an already-established club community like this one stand out even more.

What's Actually Happening

Pine Forest Country Club doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. For an established, largely built-out community like Pine Forest, that growth in countywide supply is mostly happening in newer developments rather than adding meaningful competition within the neighborhood itself.

Why Proximity to Downtown Still Matters

Pine Forest's biggest advantage over many of the newer communities driving the county's listing growth is simple: location. Being close to Summerville's Historic District, established schools, and everyday conveniences carries real weight for buyers who don't want a longer commute to enjoy those amenities. As the county absorbs a wave of new construction further out, buyers who prioritize an established, centrally located club community continue to have a reason to pay up for Pine Forest rather than chase a newer, more distant development.

What This Means If You're Buying or Selling

Buyers who value an established, centrally located community over a newer development further from town should give Pine Forest serious consideration — the county's growing supply is concentrated elsewhere, not here. Sellers should emphasize the neighborhood's proximity to downtown Summerville and its mature, finished character, pricing in line with the county's essentially flat year-over-year values rather than assuming rapid appreciation.
