Riverland Terrace Sellers Are Getting More For Less Time On Market

Walk the strip near the Terrace Theater on any given evening and you'll see why Riverland Terrace keeps pulling buyers away from more generic James Island listings — the restaurants, the Stono River views, the older cottages sitting on deep, often marsh-front lots. That specific character is translating into real pricing power this year, even as the broader James Island market has actually seen fewer homes change hands.

What's Actually Happening

Riverland Terrace doesn't get broken out separately in the MLS reporting, but the broader James Island (Area 21) data — the market Riverland Terrace sits within — gives useful context. Year-to-date through May 2026, closed sales fell 7.2%, from 207 to 192, while new listings rose slightly to 352. Despite fewer sales, median sales price rose 6.0%, from $670,000 to $710,000, and average sales price climbed 5.9% to $844,179. Days on market increased modestly, from 38 to 40, and sellers received 95.2% of original list price, down slightly from 95.7% a year ago. Fewer sales but higher prices points to a market where buyers are still willing to pay more for the right property, even as overall transaction volume has cooled a bit.

Why Waterfront and Walkability Set Riverland Terrace Apart

James Island covers a lot of ground, from newer subdivisions to older established pockets, but Riverland Terrace has something most of the island doesn't: a genuinely walkable, artsy strip along the Stono River anchored by the historic Terrace Theater, plus deep waterfront and marsh-front lots that don't come along often. That combination of lifestyle and land tends to command a premium over the island average, which likely explains why price growth here holds up even as broader James Island closed sales have slowed. Buyers aren't just buying a house in Riverland Terrace — they're buying access to a specific, hard-to-replicate setting.

What This Means If You're Buying or Selling

Sellers of waterfront or marsh-view properties in Riverland Terrace can price confidently this year — demand for the neighborhood's defining lots remains strong even as island-wide sales volume has eased. Buyers should expect real competition for anything directly on the water or within walking distance of the Terrace Theater strip, but slightly more selection and negotiating room on interior lots without water views, where the broader James Island slowdown is more likely to show up.
