Buyers who love the walk to Avondale Circle's restaurants and coffee shops but want the quieter, oak-shaded streets of South Windermere are finding a friendlier market this year than they have in a while. The steady wave of mid-century renovations that's defined this pocket for the past decade hasn't slowed, but the pricing pressure that came with it has eased alongside the rest of West Ashley.

South Windermere doesn't get broken out separately in the MLS reporting, but the broader West Ashley (Areas 11 & 12) data — the market it sits within — shows a cooling trend. Year-to-date through May 2026, new listings held flat at 623, while closed sales dipped 3.4%, from 412 to 398. Median sales price fell 4.3%, from $575,000 to $550,000, and average sales price dropped 10.1% to $642,562. Days on market rose sharply, from 32 to 40 (up 25.0%), and sellers received 96.1% of original list price, down from 97.1% a year ago. For a walkable, renovation-driven pocket like South Windermere, this kind of area-wide softening often means buyers have more leverage to negotiate on both price and repair credits than they've had in recent years.

That renovation appetite tends to keep this pocket more resilient than West Ashley's newer, less distinct subdivisions, but it's not immune to the broader softening happening across the area. With days on market up and average prices down, buyers now have more time to find the right renovation project and negotiate accordingly, rather than competing against multiple offers on every listing.
