Stiles Point Plantation Buyers Are Paying More For Fewer Homes To Choose From

Buyers who want James Island's marsh and creek views without sacrificing lot size have long looked to Stiles Point Plantation, and this year that search has gotten harder in one specific way: there's simply less to choose from. The mature trees and settled, nature-oriented feel that make this neighborhood distinct haven't changed, but the number of homes actually coming to market has, and it's pushing prices up.

What's Actually Happening

Stiles Point Plantation doesn't get its own line in the MLS reporting, but the broader James Island (Area 21) data — the market it sits within — is a useful proxy. Year-to-date through May 2026, closed sales fell 7.2%, from 207 to 192, even as new listings ticked up slightly to 352. Median sales price rose 6.0%, from $670,000 to $710,000, and average sales price climbed 5.9% to $844,179. Days on market increased modestly from 38 to 40, and sellers received 95.2% of original list price, just below the 95.7% recorded a year ago. The drop in closed sales alongside rising prices suggests a market where willing sellers are scarcer, and the ones who do sell are commanding more for it.

Why Larger Lots Keep Stiles Point Plantation In Demand

Much of James Island's newer development has come with smaller lots and tighter setbacks, which makes Stiles Point Plantation's larger parcels, marsh and creek views, and mature tree canopy stand out even more than they used to. Buyers looking for a settled, established feel close to downtown — without the compressed lot sizes of James Island's newer subdivisions — increasingly have Stiles Point Plantation on a short list, and that demand is running up against a genuinely limited supply of homes willing to sell, which is likely what's driving the price gains despite fewer overall closings on the island.

What This Means If You're Buying or Selling

Sellers in Stiles Point Plantation are in a strong position — fewer homes are trading, but at higher prices, which means there's little reason to underprice a well-maintained property on a good lot. Buyers should expect a competitive process for anything with real marsh or creek frontage and should be prepared to act when a listing appears, since the supply of larger lots here isn't likely to expand. This remains one of James Island's better options for buyers who value space and setting over proximity to newer amenities.
