Tanner Plantation Owners Aren't Selling Much This Year — And That's Keeping Prices Firm

Tanner Plantation has built a loyal following on its ponds, sidewalks, and easy access to both North Charleston and Hanahan's commercial corridor. This year, far fewer of those homeowners are choosing to sell, and the resulting supply crunch is doing exactly what you'd expect for the buyers who do find a listing here.

What's Actually Happening

Tanner Plantation doesn't get its own single-neighborhood MLS breakout, so the closest available backdrop is the broader Hanahan (Area 71) market it sits within. Year-to-date through May 2026, new listings fell 17.2%, from 134 to 111, and closed sales dropped sharply, down 42.3% from 123 to 71. Yet median sales price still rose 1.2% to $430,000, even as average sales price eased slightly, down 0.7% to $456,505. Days on market increased from 30 to 40, and sellers received 96.6% of original list price, down modestly from 97.4% a year ago. As one of Hanahan's larger established neighborhoods, Tanner Plantation is likely a meaningful share of that shrinking pool of listings.

Why Fewer Listings Doesn't Mean Fewer Buyers

Tanner Plantation's combination of ponds, sidewalks, and a genuinely short commute to both North Charleston's job base and Hanahan's shopping corridor has kept it a consistently in-demand neighborhood. This year's steep drop in closed sales tracks closely with an even steeper drop in new listings, suggesting owners are simply staying put rather than buyers losing interest — and with median price still climbing despite that pullback, demand for whatever does come to market remains very much intact.

What This Means If You're Buying or Selling

Buyers should be prepared for real competition on the limited inventory in Tanner Plantation and should move decisively once they find a well-priced listing, given how thin new supply has become. Sellers are well positioned this year — fewer competing homes on the market, combined with rising median pricing, should support a strong result for anyone ready to list.
