The Ponds Keeps Building — And Buyers Keep Choosing It Over the Alternatives

Buyers drawn to The Ponds' farm-inspired design, walking trails, and working community garden have plenty of new construction to choose from across the Charleston region this year — and the countywide numbers show they're still closing on homes here at a healthy pace, even as overall Dorchester County inventory has grown substantially.

What's Actually Happening

The Ponds doesn't have its own MLS area breakout, so the closest available backdrop is Dorchester County as a whole. Year-to-date through May 2026, new listings rose 16.3%, from 1,663 to 1,934, and closed sales climbed 18.4%, from 965 to 1,143. Median sales price held essentially flat, up just 0.3% to $395,000, while average sales price eased 2.2% to $418,587. Days on market lengthened modestly, from 43 to 48, and sellers received 96.5% of original list price, down slightly from 97.2% a year ago. As an actively building master-planned community, The Ponds is likely contributing meaningfully to that countywide new-listing growth.

Why an Agrihood Concept Keeps Standing Out

The Ponds was one of the first Summerville-area communities to lean fully into the farm-village, agrihood concept — working gardens, greenhouses, and trails woven directly into the neighborhood plan rather than added as an afterthought. As Dorchester County adds new competing communities and inventory grows across the board, that early, well-executed differentiation still gives The Ponds a distinct identity that's hard for a newer, more generic subdivision to match, which helps explain why pricing here has held up even as overall supply has grown.

What This Means If You're Buying or Selling

Buyers should compare active phases and builder incentives carefully, since The Ponds is competing with a genuinely larger pool of new-construction options across the county than it was a year ago. Sellers of resale homes should lean on established landscaping and any completed upgrades as differentiators, and can price with reasonable confidence given how flat countywide values have held despite the added competition.
