Relocation Guide
Relocating to Daniel Island Park, SC: A Buyer's Guide
A Chicago family relocating for a corporate transfer toured Daniel Island expecting one neighborhood and found two. The village center's front-porch, New Urbanism streets get most of the attention, but Daniel Island Park, the gated estate enclave on the island's northern end, is a genuinely different proposition, and relocating families should understand the distinction before they choose a lot.
1. This Is the Gated, Larger-Lot Side of Daniel Island
While most of Daniel Island is built on walkable, close-set New Urbanism lots, Daniel Island Park has its own guard gate and meaningfully larger parcels, many a half-acre or more. If privacy and space were the reasons you started looking at Daniel Island, confirm your agent is showing you Park listings specifically, not just anything with a Daniel Island address.
2. Club Membership Is Separate From Your HOA Dues
Daniel Island Club membership, covering golf, tennis, and the marina, is a private, optional membership with its own initiation fee and dues, layered on top of your community association assessment. Get current initiation costs and waitlist status directly from the Club before assuming access comes with the address.
3. You'll Drive More Than You Will in the Village Center
The tradeoff for space and privacy is proximity: Daniel Island Park sits further from the shops, restaurants, and Volvo Car Stadium activity clustered around the village center than most other Daniel Island neighborhoods. Families relocating for a walkable lifestyle should weigh that drive against the larger lot before committing.
4. Waterfront Lots Come With Marsh and Dock Considerations
Some Daniel Island Park lots back up to Beresford Creek or the Wando River, which means dock permitting, tidal marsh setbacks, and flood zone designations vary significantly parcel to parcel. Have any waterfront property's dock rights and flood zone confirmed in writing before you're under contract.
