Have Your Zoning and Setback Information Ready

Serious buyers will ask about current zoning, setback requirements, and height restrictions before they make an offer. Pull this information from the local planning office before you list so you can answer confidently instead of sending buyers to research it themselves and lose interest.

Perc Tests and Septic Feasibility Matter More Than Price

For lots without access to public sewer, a current perc test or septic feasibility letter is often the single biggest factor in whether a buyer moves forward. A lot that has not been tested recently creates uncertainty that buyers will price in as risk, even if the land is otherwise perfect.

Wetlands, Tree Protection, and Flood Zone Disclosure

Lowcountry lots frequently carry wetlands boundaries, grand tree protections, or flood zone designations that limit the buildable footprint. Disclose what you know and, where possible, provide a wetlands delineation or survey so buyers can evaluate the real usable area rather than guessing.

Set Realistic Expectations on Timeline and Buyer Pool

Land typically sells to a smaller, more specialized buyer pool, builders, investors, and buyers planning a custom build, and often takes longer to close than a finished home. Price and market it accordingly rather than comparing days on market to a traditional resale listing.
