Short-Term Rental Rules & Investment Potential in Carolina Park, SC

Carolina Park's short-term rental picture depends heavily on which section you're in. The Town of Mount Pleasant's rental ordinance applies community-wide, but the master association and its section-level sub-associations layer their own leasing rules on top, and those rules are not the same from one section to the next.

The Town's Permit System Still Applies

The Town of Mount Pleasant requires a permit and business license for any short-term rental and caps the total number of permits issued town-wide, with an application fee attached to each permit. The Town also excludes any neighborhood where HOA covenants already restrict short-term rental activity, which is where Carolina Park's section-by-section structure comes into play.

Village Townhomes Effectively Rule It Out

The Village Townhomes sub-association requires a minimum six-month lease term and caps the share of units that can be leased at any one time, which effectively closes the door on short-term rentals in that section regardless of what the Town's ordinance would otherwise allow.

Single-Family Sections Are Less Clear-Cut

The Village and Riverside single-family covenants limit homes to residential use but don't spell out a specific short-term rental prohibition the way the townhome sub-association does. That ambiguity cuts both ways for an investor — don't assume short-term rental is either automatically allowed or automatically barred. Request the recorded covenants and any board-adopted rental policy from the applicable sub-association in writing before underwriting nightly income.

Both the Town's permit cap and Carolina Park's sub-association rules can change as the community continues to build out.
