Short-Term Rental Rules & Investment Potential in French Quarter, SC
French Quarter sits inside the same Old and Historic District boundary as South of Broad, which means the City of Charleston's strictest short-term rental tier applies here too — don't assume the gallery-district feel means looser rules.
Category 1 Rules Apply the Same Way Here
A property in French Quarter must be individually listed on the National Register of Historic Places to qualify for a short-term rental license, is capped at one unit, and requires dedicated off-street parking — the same Category 1 standard that governs South of Broad. Most buildings here, including most condominiums, don't meet that bar.
Owner-Occupancy Rules Apply to Condos Too
Charleston's owner-occupancy requirement for residential short-term rentals doesn't carve out an exception for condominium units, and many condo regimes here layer on their own rental restrictions in addition to the city's rules. Check the specific building's governing documents before assuming any rental flexibility beyond the city ordinance.
Confirm Current Licensing Status Directly
Whether the City is currently issuing new Category 1 licenses in this district isn't something to assume either way. Contact the City of Charleston's short-term rental office directly, or ask me to check on a specific address, before underwriting any nightly-rental income into a French Quarter deal.
A Note on Timing
Charleston's short-term rental ordinance has been revised before and could be again, and condo association rules can change independently of the city's. Confirm both layers of rules directly before building an income projection around short-term rental activity here.
