The Town of James Island's Rules
Within the Town of James Island, short-term rentals in residential districts require the owner to be a full-time resident living in the home; non-owner-occupied properties must rent for a minimum of 30 days at a time. Owner-occupied bed-and-breakfast/STR operations are capped at three guest rooms, require a permit with proof of full-time residency (tax bill, driver's license, voter registration, or vehicle registration), and must provide one parking space per guest room screened from view.
