Short-Term Rental Rules & Investment Potential in Kiawah Island, SC

Kiawah Island is more rental-friendly than most private island communities, but its short-term rental system is genuinely layered โ€” a Town license, zone-based caps, and a separate community association all play a role.

A Licensed, Zone-Capped System

The Town of Kiawah Island requires an annual business license for any whole-property rental under 30 consecutive days, with applications reviewed on a first-come, first-served basis and an inspection required before approval. Two of the island's three residential zones carry rental-unit caps, while resort and golf-club-adjacent areas are generally uncapped. Confirm a specific property's zone designation and current license availability directly with the Town before assuming rental use is permitted.

Licenses Generally Don't Transfer to a New Owner

An existing STR license typically does not carry over to a new owner outside of a family transfer, and with capped-zone availability already limited, a buyer counting on rental income should treat license approval as a condition to satisfy, not an assumption to make before closing.

KICA Governance Adds Another Layer

Beyond Town rules, the Kiawah Island Community Association oversees common property, architectural review, and covenant enforcement across the island, and its role in reviewing rental-related property use has been evolving. Confirm current KICA covenant requirements for the specific property directly, in addition to the Town's rental ordinance.

Confirm Before You Underwrite

Given the zone caps, non-transferable licensing, and dual Town/KICA oversight, the single most important step before underwriting a Kiawah Island rental purchase is confirming current license status and zone eligibility in writing before assuming any rental income is available.
