Park West's size is precisely what makes its short-term rental picture more complicated than a typical Mount Pleasant neighborhood. Rather than one set of rules, an investor is really dealing with whichever HOA governs the specific section a property sits in.

The Town of Mount Pleasant requires a permit and business license for any short-term rental, caps the total number of permits issued town-wide, and excludes any neighborhood where HOA covenants already restrict short-term rental activity. On top of that town-wide framework, Park West is made up of multiple distinct sub-associations, and each one's governing documents can independently impose its own minimum lease term or outright prohibit short-term rentals, separate from what any other Park West section allows.
Why You Can't Generalize Across Park West
Because Park West was developed in phases by different builders over more than two decades, its sub-associations don't share identical covenants, and a short-term rental rule confirmed for one section carries no weight for another.
