Lots closer to the Stono River and its marsh frontage generally carry FEMA Zone AE designation, which means mandatory flood insurance that can run well into the thousands annually, while interior lots in Zone X carry a fraction of that cost. Run both flood zone scenarios before committing to a purchase price, since the insurance line item can meaningfully move your net cash flow on a waterfront lot versus an interior one.

Confirm HOA Dues Before You Model Anything

Published HOA figures for Stonoview are inconsistent across listings, and the dock, pool, and common-area landscaping all have to be funded by somebody. Get the current dues and the HOA's reserve funding status directly from the management company before you build a pro forma — a dock and marina amenity like this one typically carries higher maintenance costs than a standard pool-and-clubhouse HOA.

Where I'd Underwrite This

I'd target a home with direct dock or short-walk dock access, model the Zone AE insurance cost into the deal from day one rather than treating it as a surprise, and get a written HOA dues and reserve history before closing. Stonoview sits at a more attainable price point than Kiawah River while offering comparable boating access, which is exactly the gap a rental buyer can exploit if the numbers are underwritten correctly.
