What is Dunes West?

Dunes West is one of Mount Pleasant’s largest master-planned communities, set along the Wando River off Highway 41, with a golf club, pools, tennis, and several gated sub-neighborhoods. Its scale is the point — a wide range of lot sizes and price points inside one community, which keeps resale liquid.

Are there still lots to build on in Dunes West?

Supply is limited and moves through resale rather than new sections. Most opportunities now are a teardown, an unbuilt lot changing hands, or a home bought for renovation. That is a different acquisition process than buying from a developer, and worth having representation on.

What drives the cost of a 4,000+ square foot custom home in Mount Pleasant?

Above roughly 4,000 square feet the cost drivers shift away from finishes. Roof complexity, HVAC zoning, structural spans, and vertical circulation start to dominate the budget. Two homes of identical square footage can differ substantially on those items alone.
